Once the decision is made, Greater Pennsylvania Abstract Company will begin to assemble the parts of the
transaction that will fit together like pieces of a puzzle.
1. A title examination of the property will be performed at the county court house where the
property is located, and an abstract or summary of the title will be prepared.
2. The title company processors begin the intense process of telephoning, faxing and
corresponding to various entities involved in the transaction.
- Ordering tax certificates.
- Mortgage and other property lien payoffs.
- Contacting and Coordinating Buyers, Sellers,Attorneys, Builders, and Realtors,
regarding the date, time and place of settlement.
- Settlement statement data collection and preparation.
- Disbursement of all funds collected at settlement through the company’s escrow account.
- Recording of all documents associated with the transactions and assuring that all mortgage
documents are returned to the lending institution and Original Deed to the purchaser.
